Lordvale Acres Grafton Massachusetts 23 Samuel Drive Just Sold

I recently completed the sale of a very nice unit at 23 Samuel Drive at Lordvale Acres in Grafton. If you are considering purchasing a townhome and are on a tight budget, the condos at Lordvale Acres offer a very good value. For around $200,000 you are able to get a townhome with two bedrooms and 2.5 baths as well as a 1 car garage! Most of the units have a finished basement which brings the gross living area to around 1600 square feet. Many of these townhomes with finished lower levels walk-out to daylight by double sliders so they don't feel like a typical basement.

On the 1st floor you will find a very open floor plan with a kitchen, dining area, and living room. Many of the Lordvale units have a full slider out to a small deck area. The 2nd floor comes with two very good size bedrooms along with a bath in each bedroom. The master bedroom also has a balcony/deck area in many of the homes.

Lordvale Acres was built in the mid 1980's. There are 150 townhomes in the complex. The homes are heated by forced hot air (Gas) and come with central air. The condo fees as of June 2009 are $242.00.

Adjoing the Lordvale Acres condo's you will also find a newer area of townhomes known as Forest Hills. The pricing in the Forest Hills neighborhood is a little bit more expensive as the units are a lot younger. Prices of the resale units range from around the mid 250's up to around $400,000. There are still a few NEW units that are being built and these are priced around the $330's.

In June of 2009 there were 4 homes that closed within the month for Southboro Massachusetts. This is an decrease of 8 units, as there were 12 homes that closed in June of 2008.

The Average list price for the homes that closed in Southboro for June of 2008 was $735,442

The Average list price for the homes that closed in Southboro for June 2009 was $302,150

The Average sale price for the homes that closed in Southboro for June of 2008 was $681,867

The Average sale price for the homes that closed in Southboro for June of 2009 was $289,500

The Average Market time for the homes that closed in Southboro in June of 2008 was 209 days.

The Average Market time for the homes that closed in Southboro June of 2009 was 87 days.

 

2 homes went under agreement in Southboro MA in the month of June. The average list price of the homes that went under agreement was $641,500. The average time on the market for these Southboro homes were 16 days.

Through June there have been 25 homes that have sold in Southboro. There were 36 homes that closed last year at this point in time.

                              January - December 2008 Market Statistics for Southboro MA

In Southboro MA for the period of January to December 2007 there were 88 properties sold.

In Southboro MA for the period of January to December 2008 there were 65 properties sold.

In Southboro MA for the period of January to December in 2007 the average list price was $617,149 the average sale price was $591,417 and the average market time was 158 days.

In Southboro MA for the period of January to December in 2008 the average list price was $621,602 the average sale price was $589,084 and the average time on the market was 142 days.

In comparing year over year longer term data for Southboro Massachusetts through December of 2008, there have been less homes sold. The average sale price was very stable as there were more higher end properties that closed which kept the average up. The average days on the market has declined in Southboro Massachusetts.

These statistics are similar to many of the towns in Metrowest MA and represent the on going weakness in the market as compared to previous years. What must be stressed, however, is that these home figures still represent a healthy amount of sales.

In June of 2009 there were 19 homes that closed within the month for Milford Massachusetts. This is a decrease of 6 units, as there were 25 homes that closed in June of 2008.

The Average list price for the homes that closed in Milford for June of 2008 was $290,116

The Average list price for the homes that closed in Milford for June of 2009 was $302,750

The Average sale price for the homes that closed in Milford for June of 2008 was $280,404

The Average sale price for the homes that closed in Milford for June of 2009 was $292,280

The Average Market time for the homes that closed in Milford in June of 2008 was 168 days.

The Average Market time for the homes that closed in Milford June of 2009 was 182 days.

 

12 homes went under agreement in Milford MA in the month of June. The average list price of the homes that went under agreement was $249,440 The average time on the market for these Milford homes were 133 days.

Through June there have been 67 homes that have sold in Milford. At this same time last year there were 103 homes that had closed.

                                January - December 2008 Market Statistics for Milford Massachusetts

In Milford MA for the period of January to December of 2007 there were 130 properties sold.

In Milford MA for the period of January to December 2008 there were 195 properties sold.

In Milford MA for the period of January to December in 2007 the average list price was $344,279 the average sale price was $333,875 and the average market time was 142 days.

In Milford MA for the period of January to December in 2008 the average list price was $291,792 the average sale price was $279,800 and the average time on the market was 165 days.

** The above statistics are for single family homes only and do not include condo's or Multi-family homes in Milford MA.

In comparing year over year longer term data for Milford Massachusetts, it appears that there is still a downward trend in the average sale price for homes, as well as an increase in the days on the market for the same period in Milford MA. There was however, a substantial increase in the number of properties sold in the January to December time frame in Milford MA year over year! Milford is one of the few towns in the area that has had substantially more homes sold in 2008. This is due in part to prices dropping rapidly along with a good stock of affordable homes.

In June of 2009 there were 16 homes that closed within the month for Ashland MA. This is an decrease of 2 units as there were 18 homes that closed in June of 2008.

The Average list price for the homes that closed in Ashland for June of 2008 was $497,331

The Average list price for the homes that closed in Ashland for June of 2009 was $388,748

The Average sale price for the homes that closed in Ashland for June of 2008 was $484,133

The Average sale price for the homes that closed in Ashland for June of 2009 was $376,247

The Average Market time for the homes that closed in Ashland in June of 2008 was 95 days.

The Average Market time for the homes that closed in Ashland June of 2009 was 133 days.

 

13 homes went under agreement in Ashland Massachusetts in the month of June. The average list price of the homes that went under agreement was $370,831. The average time on the market for these Ashland homes were 62 days.

Through June in Ashland there have been 55 homes sold. There were also 54 homes sold last year at this same time as well.

In Ashland MA for the period of January to December of 2007 there were 131 properties sold.

In Ashland MA for the period of January to December 2008 there were 118 properties sold.

In Ashland MA for the period of January to December in 2007 the average list price was $488,633 the average sale price was $435,250 and the average market time was 119 days.

In Ashland MA for the period of January to December in 2008 the average list price was $430,229 the average sale price was $415,211 and the average time on the market was 112 days.

** The above statistics are for single family homes only and do not include condo's or Multi-family homes in Ashland MA.

In comparing year over year longer term data for Ashland MA, it appears that there is still a downward trend in the average sale price for homes. The average days on the market for the homes that have closed year to date have gone down in Ashland which is not typical of most Metrowest towns. Ashland sales volume is not down that much either.

These statistics are contrary to many of the towns in Metrowest MA. Ashland has not taken as drastic a hit as some of the surrounding towns.

The Average list price for the homes that closed in Westboro for June of 2008 was $376,695

The Average list price for the homes that closed in Westboro for June of 2009 was $488,788

The Average sale price for the homes that closed in Westboro for June of 2008 was $361,482

The Average sale price for the homes that closed in Westboro for June of 2009 was $473,996

The Average Market time for the homes that closed in Westboro in June of 2008 was 105 days.

The Average Market time for the homes that closed in Westboro June of 2009 was 83 days.

 

14 homes went under agreement in Westboro Massachusetts in the month of June. The average list price of the homes that went under agreement was $490,579. The average time on the market for these Westboro MA homes were 148 days.

Through June there have been 54 homes sold in Westboro. At this same time last year there were 54 homes sold.

In Westboro MA for the period of January to December of 2007 there were 164 properties sold.

In Westboro MA for the period of January to December 2008 there were 130 properties sold.

In Westboro MA for the period of January to December in 2007 the average list price was $511,977 the average sale price was $493,296, and the average market time was 138 days.

In Westboro MA for the period of January to December in 2008 the average list price was $464,290 the average sale price was $444,367 and the average time on the market was 97 days.

** The above statistics are for single family homes only and do not include condo's or Multi-family homes in Westboro Massachusetts.

In comparing year over year longer term data for Westboro Massachusetts, the average list price and sale price both went down year over year from January to December. This can be attributed to the on going weakness in the real estate market in Metrowest MA. There was however a decrease in the days on the market for the same period in Westboro MA. This is indictive of sellers becoming more realistic in pricing their homes properly.

These statistics are similar to many of the towns in Metrowest MA. Most of the surrounding towns experienced a decrease in the average list price and sale price for the January to December time frame.

There is some evidence to suggest however, that we may be nearing the Real Estate bottom for Westboro and the surrounding area.

The Average list price for the homes that closed in Holliston for June of 2009 was $413,959

The Average sale price for the homes that closed in Holliston for June of 2008 was $396,369

The Average sale price for the homes that closed in Holliston for June of 2009 was $400,313

The Average Market time for the homes that closed in Holliston in June of 2008 was 93 days.

The Average Market time for the homes that closed in Holliston June of 2009 was 139 days.

 

17 homes went under agreement in Holliston Massachusetts in the month of June. The average list price of the homes that went under agreement was $407,358 The average time on the market for these Holliston homes were 56 days.

Through June there have been 53 homes sold in Holliston. At the same point in time last year there were 52 homes sold.

In Holliston MA for the period of January to December 2008 there were 103 properties sold.

In Holliston MA for the period of January to December in 2007 the average list price was $473,871 the average sale price was $448,725 and the average market time was 192 days.

In Holliston MA for the period of January to December in 2008 the average list price was $415,954 the average sale price was $399,437 and the average time on the market was 108 days.

In comparing year over year longer term data for Holliston Massachusetts, it appears that there is still a downward trend in the average sale price for homes. There was a decrease in the days on the market for the same period in Holliston MA. Unfortunately, there was also a substantial decrease in the number of properties sold in the January to December time frame in Holliston MA.

These statistics are similar to many of the towns in Metrowest MA and represent the on going weakness in the market as compared to previous years. It does look like the Holliston market has started to stabilize and we may be getting closer to the Real Estate bottom.

The Average Market time for the homes that closed in Hopkinton in June of 2008 was 156 days.

The Average Market time for the homes that closed in Hopkinton June of 2009 was 126 days.

 

17 homes went under agreement in Hopkinton Massachusetts in the month of June. The average list price of the homes that went under agreement was $578,625. The average time on the market for these Hopkinton homes were 60 days.

So far in 2009 through June there have been 55 homes sold in Hopkinton. There were 83 homes sold at this same time last year.

In Hopkinton MA for the period of January to December in 2008 the average list price was $617,715 the average sale price was $594,511 and the average time on the market was 131 days.

In comparing year over year longer term data for Hopkinton Massachusetts, it appears that there is still a downward trend in the average sale price for homes. The average days on the market has remained fairly stable for the same period in Hopkinton Massachusetts. The amount of sales is down quite a bit year over year.

These statistics are similar to many of the towns in Metrowest MA and represent the on going weakness in the market as compared to previous years. What must be stressed, however, is that these home figures still represent a healthy amount of sales. There are some signs that the market is starting to stabilize in Hopkinton and the surrounding area.
