A little about the Mother and Daughter Realty Team
Our focus is resale or new home sales. We represent both buyers in seeking a new home and sellers in selling their home in either a regular sale or a short sale.
The present market situation has made short sales popular and it has given us opportunity to specialize in that market. We will work with you from contacting your lender and providing you the information received from the lender to listing. If you chose to go with a short sale, we use our skills in the negotiation of obtaining a short sale approval for you. ~ the approval is based on lender's allowing the sale.
We will provide information to you on the Pre-foreclosure process ~ from Notice of Default, Pre-Foreclosure, Short Sale or Foreclosure ~ the utimate decision is yours as to how you want to handle your situation.

Question-
I wanted to target PRE - foreclosures...i would like to send a letter BEFORE the house goes in too deep...How do i get the information (when the initial notice of default is sent out). It is then i would like to send a letter.
I have the sherrif's dept website and it lists all the sheriffs sales upcoming. I am under the impression that those people still can have there house sold and possibly make a small profit...however, my feeling about that is that it is too late and it will be alot of work for nothing...so, just how do we get new information on the NOD's.. and is that what YOU would be targeting? (btw, Realty Trac just seems to have older info).

Everyone in my house is sick, and they are trying to get me, but I won't let them. lol My grandfather is still in the hospital. We will probably go to Santa Barbara to see him tomorrow, after church. My uncle is at home, but has to have home nursing. The hospital says there is not much they can do for him. My nephew is in a private room now, and should be released tomorrow. Thank God. So what is all going on with you and your busy life? I will talk to you later. Earl
