"Wow" is just one of the responses we here at Open Houses when potential buyers walk through the door. 95% of the 17 homes we have staged in the last month and a half have sold for top dollar and went pending within 20 days, some for over asking price. One of our current staged listings went pending in 6 hours after it was placed on the market. Staging not only sets your listing a part from the competition it moves the home quickly and for top dollar. All 17 of these homes had multiple back up o…

Fix Housing First!
The historic increase in foreclosures, tightened mortgage qualifying criteria, and general declining economic conditions have significantly cut demand for housing. Housing wealth is the primary source of savings for most households and a key driver of consumer spending. BANN is just one of the 600 + businesses supporting the Fix housing First Coalition, lead by NAHB.
The coalition plan suggests, a new home buyer tax credit would be substantially increased to 10 percent…

12-08-2008 11:55am -So, the preferred FLOOD insurance rates are now being extended for another year! The preferred rates that were to cease after today are now going to be extended for an additional year. This could not have come at a better time! Our economy is hurting already; this will be a slight relief...at least for another year for some homeowners.
I recommend my clients prepare for the unexpected. Create a FLOOD file or FIRE file...whatever you want to call it...CREATE IT! In this file…

For a period of time, yes. Your homeowners insurance will continue to cover fire and other hazards to a vacant property, but vandalism is specifically excluded by most policies if it has been vacant for more than 30 days. Theft, damage caused by frozen pipes, and windows broken by any means are also denied coverage. Insurance companies feel that damage to a vacant property can grow worse due to inattention, and some will cancel what coverage does remain in force when they learn of an extended va…

Would you be able to remember all the possessions you've accumulated over the years if they were destroyed by a fire?
Having an up-to-date home inventory will help you get your insurance claim settled faster, verify losses for your income tax return and help you purchase the correct amount of insurance.
Start by making a list of your possessions, describing each item and noting where you bought it and its make and model. Clip to your list any sales receipts, purchase contracts, and appr…

Everyday we see acts of kindness and thanks from everyday Americans. The below story actually brought me to tears as I read it today. It reminded me of one time in particular when I returned from the Gulf and was eating lunch at an Airport in New York late at night with a few of my fellow comrades. As we went to pay for our meals, the waiter told us that an older couple who had saw us walk in had paid for our meals and presented us a handwritten note that simply stated "Thank you for all that yo…

Most buyers are looking for a well-maintained house in apple pie order. They will be looking to buy as much house as they can get and still leave a little
dough for changes to adapt things to their personal taste. That doesn't mean that they will be looking to dive right into major home improvements, because they won't. The down payment on your home will take most of their savings. After the monthly mortgage payments, taxes and insurance, there is no room in their budget for major repairs…
